Ideal candidates will have the following:

*Electrical Journeyman license required

*HVAC/Mechanical background is preferred, but not required

*Commercial building experience is preferred, but not required

This is a standard classification intended for use in any type of technical and skilled trade facilities (i.e. Senior Mechanic SS, Senior Electrician SS, Senior Plumbing Maintenance Mechanics SS, Senior Preventive Maintenance Engineer SS, Senior Structural Technician SS etc.), regardless of location. Based on work load and location, some associates in this classification may provide multiple types of support, while others may specialize in one or two types of technical and skilled trades such as electrical, landscape, HVAC, preventive/predictive maintenance, or structural.JOB SUMMARY: Responsible for moderately complex specialized facility maintenance and repair services in one or more of the technical and skill trades: preventive/predictive maintenance, structural, electrical, plumbing or HVAC. Duties and tasks reflect substantial variety of complex maintenance services. Serves as a resource to others in the resolution of complex problems and issues. Provides technical training for other members of the team.REPORTING RELATIONSHIP: Reports to Supervisor/ManagerDIRECT REPORTS: NoneJOB RESPONSIBILITIES:1. Utilizes advanced skills to perform maintenance service and repairs in a specialized technical and skilled trade for the organization's facilities.2. Develops and ensures maximum efficient operations of facilities and equipment, as well as the care of all grounds and support equipment, through the direction of a technical support staff. Ensures that all systems including utility infrastructure are fully operational and inspected in accordance with accepted standards and practices, including preventive maintenance schedules3. Acts as a expert for specific maintenance tasks for service and repairs in specialty areas; May be a team leader of a staff responsible for the operation and maintenance of HVAC and life safety systems as well as mechanical equipment such as boilers, large chillers, air compressors, generators, motors, turbines, pumps and ventilating and refrigeration equipment in a large commercial facility.4. Serves as a technical expert with respect to oversight and completion of highly complex projects.5. Assists the supervisor with work team issues including safety compliance and training, workflow planning and day-to-day administration.6. Remains familiar with and complies with all Federal, State and local safety and environmental laws and regulations.7. Performs other duties as assigned.8. PREDICTIVE:¿ Serves as team leader responsible for preventive/predictive maintenance and repair. Assists supervisor with project budget oversight.9. STRUCTURAL:¿ Serves as team leader responsible for carpentry, masonry, painting, and lock work as related to facility maintenance. Assists supervisor with project budget oversight.10. ELECTRICAL:¿ Serves as team leader responsible for preventive/predictive electrical facility infrastructure maintenance and repair. Assists supervisor with project budget oversight.11. HVAC & HVAC OPERATIONS:¿ Serves as team leader responsible for HVAC and HVAC Controls maintenance and controls. Assists supervisor with project budget oversight.¿ Maintains digitally controlled Building Management System (BMS); programs BMS software and software devices to accommodate new equipment, hardware, processors or alterationi of existing equipment, etc. Responds to customer service requests; responds to all maintenance, fire systems and emgergency calls ; tests water systems, life safety systems and administers chemical treatment programs.12. PLUMBING:¿ Serves as team leader responsible for plumbing, refrigeration and mechanical systems as they relate to facility maintenance. Assists supervisor with project budget oversight.JOB REQUIREMENTS:Education: High school diploma or equivalent required. Associate of Science degree or certificate from technical school or successful completion of Department of Labor approved training program or equivalent.Licenses/Designations: PREDICTIVE: Level 1 Vibration Certification, Level 1 Thermography Certification required; STRUCTURAL: Locksmithing Certification strongly preferred; ELECTRICAL: State Fire Alarm Certification, Level 1 Thermography Certification strongly preferred. Electrical license required (if mandated by applicable State to perform work); HVAC: Universal CFC certificate, State Stationary Engineer's license or equivalent course work required. HVAC OPERATIONS: State Stationary Engineers license or equivalent course work required; PLUMBING: Universal CFC Certification required.Associates must obtain the required Federal and/or state licenses/registrations within the time period designated by the business unit. Additional licenses/registrations may be required when new products and services are implemented. If an associate fails or is unable to obtain required licenses/registrations within the time period designated by the business unit, the associate will be ineligible to continue in the position.Experience: At least five years of related work experience.Knowledge: Must have proven knowledge of facility maintenance troubleshooting, analysis, repair and planning methods, programs, practices and procedures. Must have proven knowledge in facility management. Must have a strong understanding of project management concepts and practices. Must have a thorough understanding of all building, electrical, fire, OSHA, EPA and other federal, state and local codes and regulations.Skills/Competencies: Must have the ability to be a team leader of a facility maintenance staff responsible for the planning, installation, maintenance, testing, repair and operation of building, electrical, HVAC and life safety systems. Must have the ability to develop and implement facility maintenance programs and procedures. Must have project management skills. Requires the ability to lift and carry objects weighing over 50 ponds, and to push/move up to 100 pounds. Ability to lift, carry, walk, kneel, stoop, climb, balance, work from heights.
